What is coming
6,544 new build dwellings are registered with the NDIA and not yet enrolled. 80% of them are High Physical Support or Robust — the two categories where supply already runs furthest ahead of assessed need.
This is not a construction figure
The NDIA does not publish a construction status for SDA. What it publishes is a count of new build dwellings that providers have registered but which are not yet enrolled — the table calls them unfinished (unenrolled). A dwelling can sit in that count without a brick being laid, and the NDIA gives no guarantee that all of them will ever be enrolled as SDA.
Read it as a statement of intent by the market, not as housing that is on its way. It is reported here because the mix of what providers intend to build is the clearest available signal of where the stock is heading.
